Title Deed (Deed of Transfer) - Certified (Sect 66)

Get a certified copy of a Title Deed for estates, divorce proceedings, loan applications, legal matters, and almost any other purpose—except property transfers. Available from Cape Town, Pretoria, Johannesburg, Mpumalanga, Bloemfontein, Kimberley, and Pietermaritzburg Deeds Offices.

Important: Even certified copies have "For Information Only" printed on them—this is standard for all documents issued by the Deeds Office. However, they are officially certified under Section 66 of the Deeds Registries Act, making them legally valid for almost all purposes.

Understanding "For Information Only"

All Title Deed documents from the Deeds Office—including certified copies—will display "For Information Only" on them. This can be confusing, but it's simply the standard format the Deeds Office uses. The key difference is that certified copies bear an official certification stamp under Section 66 of the Deeds Registries Act, which gives them legal standing.

What Can You Use a Certified Title Deed For?

Certified title deeds are accepted for almost all legal and official purposes, including:

  • Winding up estates
  • Divorce proceedings
  • Loan and bond applications
  • Legal disputes and court matters
  • Proof of ownership verification
  • Business transactions
  • Insurance claims
  • Municipal applications

What You Cannot Use It For:

The only purpose you cannot use a certified title deed for is the actual transfer of property ownership. Property transfers require the original deed or specific transfer documentation (SECT 68 Replacement) handled by a conveyancer.

How the Process Works

  1. Ordering: Once you place your order, we submit your request to the relevant Deeds Office on your behalf.
  2. Collection: Our couriers collect documents from the Deeds Office on a weekly basis. Processing times vary by office, but typically take 1-3 weeks.
  3. First Notification: As soon as we receive your certified title deed at our offices, we'll immediately scan and email you a digital copy so you can start using it right away.
  4. Physical Delivery: The original certified document will then be couriered directly to your address. You'll receive tracking information to monitor the delivery.

Why Choose a Certified Copy?

While standard title deeds are sufficient for many uses, certified copies provide additional legal weight and are often required by:

  • Courts and legal professionals
  • Financial institutions
  • Estate administrators
  • Government departments

The certification under Section 66 confirms that the document is a true and accurate copy of the official record held at the Deeds Office, giving it enhanced credibility for formal proceedings.
